This two-story gem offers quick access to Broad Ripple, restaurants and bars, local shops, Butler University and the Monon Trail. Enjoy an open kitchen with a breakfast bar and eating nook. The downstairs also includes a half bathroom and a large bonus step down family room with a couch that turns into a queen size pull-out bed. Upstairs, you will find two bedrooms and a full bathroom. A laundry area is provided in the basement. Fully fenced in yard with mature trees, fire pit and outdoor patio.

Good to know

Rooms are comfortable offering queen size beds. The couch and table are both comfortable fitting 6-8 along with countertop seating in the kitchen. Comfortably sleeps 6 but room for 8. Fully fenced in backyard for pets and children. Washer and dryer in the basement off the kitchen for access to guests.

Other Details to Note

The home is typically stocked with 1 week of consumables (paper towels, toilet paper, dishwasher pods, etc.) If you are planning on a long term stay please reach out so we can discuss higher inventory or feel free to bring additional supplies. I will try to stock toiletries (shampoo, body wash, etc) but please plan on bringing your own just in case. Although we are a pet friendly, we do have a few pet restrictions so please inquire prior to booking with pets so we can discuss. Although we try to clean thoroughly between stays you may find evidence of pets, if you have allergies please contact before reserving so we can discuss options to ensure you have a comfortable stay. The backyard is fully fenced. Please keep outside noise down between 10p and 8a. The neighborhood does have families nearby. Please let me know if the propane tank is low or empty, I can drop a fresh one off.

Neighborhood

The Broad Ripple Village neighborhood of nearly 17,000 residents embraces its reputation for being socially, economically and ethnically diverse. Not only does the Village’s unofficial motto “we’re always open if you are” refer to the inclusive nature of the neighborhood, it also literally speaks to the fact that numerous Broad Ripple bars and night spots remain open as late as 3 a.m. Locally owned pubs and restaurants, art galleries, dog and general parks, boutiques and specialty shops — not to mention the White River Canal and greenways like the Monon Trail — make the Village an exciting place for all to explore.

Access to entire home including the unfinished basement with washer and dryer. Parking available in the front yard parking space and along the street. Recently redone rear patio with grill is great for entertaining!

Benjamin is an amazing host. He is very kind and he responds very quickly if you need anything. The location of the house is very secluded and it’s in a clean and quiet neighborhood. I would stay here again in the future whenever I come to town.

We enjoyed our weekend here. communication was terrific, the house was clean and the fenced in backyard was just what my dogs needed. There was an issue with the house that we noticed after we arrived and Benjamin sent a professional out to look at it immediately. He was responsive to whatever questions we had. Personally I really appreciated the fans in the bedrooms. We would definitely stay here again if we come back to Indy.

Great location for a short drive to fairground events, and walkable to all of broad ripple. Host was active in making sure everything went well, and the property was clean. Would stay again.

A breathe of fresh air and a home away from home!! We came to Indiana to come get my daughter’s service dog. It was a wonderful place to stay during her time of training . We loved the big fenced in back yard and the house was darling. It’s close to parks restaurants and the beautiful river. We were so happy to have a place to lay our heads that was clean and safe. We had to get this Airbnb last minute bc the one we had booked before was inhabitable. There had been a long term previous guest that smoked in it for a very long time and the smell seeped through the walls with only three windows that would open and no fan. We started to get very sick and had to find a hotel immediately. When Benjamin’s listing came up for the remainder of our stay we were so grateful. It was a true lifesaver. I will recommend this to any family staying with Medical mutts. It is a safe and clean space. Thank you again Benjamin for being such a gracious host and answering so readily any tv info we needed

The Warfleigh cottage was perfect for our visit for our daughter’s graduation from Butler University. It looked exactly like the photos and was in the perfect location for us being close to restaurants in Broad Ripple and only a 10 minute drive to Butler. The host was very flexible and allowed us to check in an hour early. He gave clear instructions and was very responsive. He even dropped off a full propane tank so we could use the grill. We would definitely recommend staying here and we would stay again in the future.

Charming house in a great community with plenty of shops and restaurants nearby. Away from the bustle of downtown Indianapolis, but still easy to head into town if you choose to.

This cottage was the perfect place for my extended stay in Indianapolis. The location in Broad Ripple was great for walking to local shops, restaurants, and the grocery store. The neighborhood was great for walking the dogs and the fenced back yard and patio were terrific for spending time outside with them as well as my local company. Benjamin was a great host, even dropping off a cordless vacuum for my stay as I was there for nearly 3 weeks.

We needed to rent an Airbnb that was close to the Raceway Park. Benjamin’s home is fantastic!! Good price, love how it’s decorated, very clean, allowed my dogs and Benjamin was very accommodating. Would highly recommend staying here.

Under a mile walk to parks, the Monon Trail, the White River, bars, restaurants, Butler University, and more. Easy accessibility via car to the Indianapolis Art Museum and Motor Speedway, Golf Courses, and into other Indianapolis districts. Meter parking during the week in Broadripple, and free on weekends. Parking varies by location.
